Ilke Homes teams up with emh group for affordable development on former Network Rail land



Ilke Homes has partnered with emh group to deliver an affordable-led housing scheme in Beeston, Nottinghamshire, subject to planning permission.


The project will offer 42 two- and three-bedroom homes, available for either shared ownership or affordable rent.

All of the homes will be precision-engineered along production lines at the modular manufacturer’s 250,000 sq ft factory in Knaresborough, North Yorkshire.

A decision on Ilke Homes’ planning application is expected in March, with remedial work expected to start on site in August. 

The first modular homes are anticipated to be installed in January 2022.

Ilke Homes acquired the vacant brownfield site, located next to Beeston station, from Network Rail in July 2020.

The partnership represents the next step in Ilke Homes’ move to become a fully-integrated housing developer — meaning the company acquires land, secures planning permission, manufactures the homes and develops the sites.

Ilke Homes’ full ‘turnkey’ offering was added to the business last year and sits alongside its ‘homes-only’ offering, where it solely manufactures homes and delivers them to site for a developer.

“This is important as tighter, greener building regulations means a lot of the homes being built in the UK right now will have to be retrofitted in a few years. 

“All of the homes that roll off our production lines achieve at least a ‘B’ EPC rating, enabling us to help our partners avoid huge retrofitting costs later down the line.”
